We will come to look at the house and talk to you about our process.  After we have a good idea of the condition of the house we will then pull comps to get an after repaired value (ARV).  This number is derived by looking at similar houses that have sold in the recent past. We calculate the expenses that will be involved when we upgrade and sell the house and then we can determine how much we are able to offer.  The offer you will receive is a “net to seller” offer contract that you will receive and that is very close to the amount you will receive when leaving the closing table.

The offer you will get is determined by an equation that we, and all other cash buyers, use to arrive at the offer.  Some other cash buyers use a slightly different equation however typically the offers are very similar if you are getting a lot of other cash offers.  Some things that can drastically alter the offer are the opinion of ARV, commissions that will be paid when the house is fixed and sold, profit margins that need to be achieved and opinion of the cost of the improvements that will need to be made.
